Some advice on how to price and sell your home in this shifting market.

Are you wondering how to sell your home in this crazy market? Plenty of things are shifting very quickly, therefore many people are wondering how to price a home in that environment, and I can help with that. 

In May there were two weeks of housing inventory, and now in mid-July, there are close to three months' worth. That’s a big change! It’s still a seller’s market, but we are shifting toward a more balanced market, or maybe even a buyer’s market. Therefore, the No. 1 question I am getting right now is: “How do I price my home correctly to sell in this shifting market?”

There are two things we do to get your home sold in this environment, and the first is to pre-market your home. We use this to make sure your home is priced correctly. Getting your home out there early gives us the chance to see if we can drum up interest with the first price tag. That will tell us if we should keep it or rethink our pricing strategy. We have sold two homes pre-market in the past month because of this strategy, and both came with unrepresented buyers.

That brings me to the second thing we have been doing to help people sell in this market: going directly to buyers. We show them how serious you are as the seller and pair you up with the right buyer.

There’s also one thing you can do: Find an experienced Realtor. Did you know that 70% of agents have never experienced a balanced market or a buyers market? The market is changing directions right now, so hire someone who has been there. I have been through two different downturns in the market, so with my experience, I can knowledgeably guide you through this time.

Why Now Is a Good Time To Buy A House

Key factors in the shifting market that make now a good time to buy.

A lot of people have been asking our team to explain what’s going on in the real estate market. Today I’ll address these concerns by covering a few important points on the current market shift that all buyers and sellers should know about.

1. Houses are still selling. In our MLS, 1200 homes went under contract in the last seven days. We have a significant increase in housing inventory in a short amount of time.

2. More choices of homes for buyers. A lot of buyers are making the mistake of delaying their decision to purchase a home because of rising interest rates. Now is a good time to buy because there are currently more choices of homes to choose from. 

It can be a great opportunity to buy a home now before interest rates continue to rise.

3. Buyers have negotiating powers again. You no longer need to give the sellers everything they want. Buyers are starting to have negotiating power again. A more balanced offer is now possible.

4. It’s an opportunity. If you’re a buyer, it can be a great opportunity to buy a home now before interest rates continue to rise.

When Is The Market Going Down?

Our Austin real estate market is shifting, but it is not going down.

Are Austin home prices going down? I get this question all the time, and I’d love to talk about it today. With interest rates hovering around 5%, we are seeing a shift in the market. Multiple-offer situations are still a thing, and homes are still selling over asking price. However, fewer buyers are competing for homes. Properties that would have sold regardless of price are starting to have trouble selling. 

In March, we had about 2 weeks of house inventory but predictions say that by the end of summer we’ll have about a month of inventory and then by the end of the year, 2 to 3 months of inventory. This would relieve the constant pressure buyers are feeling but it would still be a seller’s market. 

What does this mean for you? Sellers on the fence should consider selling instead of waiting until the fall because interest rates are only going to go up. Buyers are in the same boat, though, because as interest rates rise, homes become more expensive. 

To put this in perspective, the Austin real estate market has not seen prices go down in the last 30 years—which means this appreciation, while aggressive, isn’t new. Another not new fact is that Austin’s population continues to grow. We’ve been doubling in population every 20 years since 1900(!). 

So is our market going down? Nope, just shifting!
